Q: What properties will you lend on?
A: Commercial properties and single family homes that are not lived in by the owner.

Q: What are your qualifications for a loan?
A: Borrower needs to put down 40% of the purchase price for a new purchase. Or the borrower could put down as little as 5%, we supply 60% on a first mortgage, and the seller agrees to take back a second mortgage for 35% of the sales price. If you are refinancing, we will loan 60% of the current value of the property.

Q: Where do you loan?
A: Throughout the state of Florida.

Q: What is LTV (loan to value)?
A: We loan up to 60% LTV. For example we would loan up to $60,000 on a property worth $100,000.

Q: How long can the term be?
A: Our loans can be for up to 5 years. Our loans are interest only so as to keep your payments as low as possible.

Q: How long does it take to get a loan?
A: We can give you an approval within 24 hrs. The paperwork for the closing is typically 3-5 business days.

Q: How do I make my loan payments?
A: Most of our clients use Zellepay, an electronic form of payment offered by most banks. It is fast and free. We also offer a deposit card that works at any Bank of America.

Q: Are there any mortgage brokers involved?
A: NO brokers and NO broker fees.
